Step 8
Submission of documents:
Submission of documents occurs when the following have been confirmed and agreed.
- Preliminary enquiries following receipt of draft Memorandum of sales
- Evidence of good and sellable titles
- Any specific issues highlighted in the contract
- The buyer’s cash or mortgaged offer
- Physical property inspection if required by buyer again
Once the contract has signed by both the parties the deposit ( Usually 10% of purchase price ) will be telegraphically transferred or paid in form of manager cheque to the Flying Colour who will perform as an agent holding the deposit amount till transfer of the property on the mutually agreed date in Dubai land department. After signing the memorandum of sale the seller will obtain the necessary NOC from the master developer clearing all the financial dues till transfer date.
Step 9
Completion and transfer of property:
The completion is when the residual money which is 90% of the sale price will be paid to seller by the buyer and flying colour will pay to the seller the residual of 10% of the sale price deducting agreed commission from seller in the office of Land Department Government of Dubai. All the payments should be in the form of manager’s cheque. The usual transfer fees in land department are 2% of the sale price which is to be paid by the buyer or as per the mutual agreement between buyer and seller in the Memorandum of sales. The seller will hand over all related property documents in original and keys to the buyer.
